Metal roofing in Alexandria: the same-style rule, standing seam and what to check first
Alexandria counts only about 11,200 detached houses among 80,800 housing units, so metal roofing is a narrower job here than in a suburb. It suits pitched roofs on houses, rowhouses and outbuildings. In the two regulated historic districts it follows one idea: match what was there.
What the Board lets replace what
The Board of Architectural Review publishes an administrative policy that spells out replacements for original roofing. Our reading of it:
| Original roof | What the policy allows |
|---|---|
| Slate or tile | The same material, style, color and shape |
| Metal | The same style of metal (standing seam, flat seam or stamped shingle); pre-formed standing seam may replace field-formed if seams and pan match; solid copper may replace painted standing seam |
| Composition shingle | Architectural-grade composition or another stylistically appropriate roofing; three-tab is not appropriate unless it was the original |
| Synthetic slate | Real slate, synthetic slate or architectural-grade composition |
| Wood shingle later replaced with metal or composition | Standing seam metal or wood shingles |
That policy is titled for the Old and Historic Alexandria District and for commercial uses in Parker-Gray. Residential roofs in Parker-Gray follow the district's roofing sheet and staff judgment. Staff visit the property to decide whether the roof is visible from a public right-of-way, and no metal profile is pre-approved by the City.
Metal, neighborhood by neighborhood
Old Town. The Old and Historic Alexandria District covers the area between the Potomac and roughly the King Street Metro station, from Hunting Creek north to Bashford Lane. Roofing visible from a street or alley that is 25 square feet or more goes to staff, so a new roof here starts with a conversation, not an order.
Uptown. Parker-Gray, designated in 1984, is mostly small rowhouses. Same review trigger, same call to staff.
Del Ray and Rosemont. Both are National Register districts, and neither is regulated by the City's architectural boards. A house from the 1920s on a street off Mount Vernon Avenue can take a metal roof without a BAR application, though the permit office and any association still need to be asked.
Fairlington and Parkfairfax. Fairlington's Colonial Revival buildings have slate roofs according to the state's historic register summary, and most of Fairlington lies in Arlington County, where Arlington's permits apply. The City places its small Alexandria part at King Street and South Quaker Lane. Parkfairfax has 285 garden-apartment buildings, now condominiums. Neither is where our metal work is likely to come up.
Standing seam or screw-down panels
Standing seam panels hide their clips and fasteners under raised seams. Screw-down panels are fastened through the face with gasketed screws, and their long-term job is fastener upkeep as washers age and the metal moves with temperature.
Slope sets the limits. Code allows standing seam down to a quarter inch of rise per foot, yet each product publishes its own minimum, and one popular exposed-fastener rib calls for 3:12. We use the product's number, not the code's.
Warranties come in layers: a substrate warranty, a separate paint finish warranty, and sometimes a weathertightness warranty tied to how the seams were made. One maker lists finish terms from 15 to 35 years across lines. A finish warranty is not a promise of how long the roof will last.
From first call to the last photo
- Address check. We confirm the parcel is in the City of Alexandria and whether it is in a regulated district or a One Hundred Year Old Building.
- Roof inspection. We measure the slope against the product minimum, check that the deck is solid, look at flashing and chimney details, and check attic ventilation.
- Profile and finish. In a regulated district, we match the original style first and color second.
- Approvals. BAR staff for visible roofing, Code Administration for permits, and the association if there is one.
- Installation. Underlayment per the maker, panels installed to the maker's details, drainage items last.
- Close-out. Photos of the finished roof, with notes on fastener or sealant checks if screw-down panels were used.
Two typical metal projects in Alexandria
An Old Town rowhouse with its original standing seam roof
A three-story rowhouse has a standing seam roof that is rusting at the seams and leaking above the stair. Because the original is metal, the replacement must be the same style of metal. We would photograph the seams and panel widths, then ask staff whether pre-formed, pre-finished panels with matching seam and pan sizes are acceptable, or whether solid copper is the better path. The owner would have the staff answer before any panel is ordered.
A 1920s Del Ray house moving from shingles to standing seam
The house is about 1,600 square feet under a 6:12 roof with asphalt shingles near the end of their life. Del Ray is not BAR regulated, so the questions are the permit office and any association. We would check the deck, the attic ventilation baseline of one square foot of vent area per 150 square feet of attic space, and the chimney flashing, then plan standing seam over the maker's underlayment. The owner sees the panel sample and finish before work starts.
When metal is the wrong answer
If the roof is flat or nearly flat, which can describe a condo or apartment roof, membranes fit better: see TPO, rubber and PVC. If an association bans metal, that settles it. And in a regulated district, a profile that does not match the original gets declined, so we do not promise a look before staff have weighed in. Questions about the permit side go to the City's Permit Center at 703-746-4200. The Alexandria overview explains the Fairfax County and Arlington County edge cases, and our metal roofing guide covers the material in general.
Frequently Asked Questions
My Old Town house has a standing seam roof. Can I swap it for a different metal profile?
Not freely. The Board's administrative policy says original metal roofing is replaced with the same style of metal: standing seam, flat seam or stamped shingle. Pre-formed, pre-finished standing seam may replace field-installed standing seam if the seams and metal pan are the same sizes, and solid copper may replace painted standing seam. No profile is pre-approved, and staff visit the property, so call 703-746-3833 before ordering.
Does Alexandria require ice and water shield under a metal roof?
The City's residential design criteria sheet, dated June 2022, prints ice barrier underlayment required as No. That does not remove the need for underlayment. Code and the panel maker still call for it, and one maker recommends a specific underlayment for slopes of 3:12 and under. We choose underlayment from the maker's instructions and the roof's pitch, and write it into the scope.
Do snow guards or new gutters on a metal roof need BAR review in the historic districts?
The Board's roofing sheets list building drainage elements such as snow guards, leaf guards, gutters and downspouts as needing no BAR review. Replacing visible roofing of 25 square feet or more still goes to staff, and permit questions belong to Code Administration at 703-746-4200. So the panels may be reviewed while the guards and gutters are not. Staff at 703-746-3833 can confirm which applies.
Is metal the right roof for my Alexandria condo or apartment building?
Usually not. Many metal panels need a slope of at least 3:12, so a flat or low-slope roof, which a condo or apartment building may well have, is better served by a membrane such as TPO. Metal makes sense on a pitched roof, a porch or dormer, or a garage. Measure your actual slope before choosing a panel, since metal is the wrong material on a roof that is too flat.
Which is better for an Alexandria garage or shed, exposed-fastener panels or standing seam?
Exposed-fastener panels are screwed through the face with gasketed screws, so fasteners need occasional checking as washers age and metal moves with the weather. Standing seam hides its clips and fasteners. On an outbuilding nobody sees, either can work. On a roof visible from a street or alley in a regulated district, BAR staff compare style to the original, so that question comes first.
Metal roof calls around Alexandria
Reston Roof is in Reston, and the crew works on houses, townhouses and outbuildings across Northern Virginia, DC and the Maryland suburbs. For Alexandria metal roofs we start by checking the parcel and the district. Our service area page shows where else we work.
