Brambleton, Broadlands, Belmont and One Loudoun are separate census places, and most of their addresses say Ashburn. Lansdowne is separate too, and sits near Leesburg with its own ZIP. For permits all of them answer to the same Loudoun County office. For roof rules, each one is its own world.
Census estimates for the Ashburn place (ACS, 2020 to 2024) count about 18,000 homes. About 37 percent are detached houses, about 31 percent are townhouse-type, and about 31 percent are in buildings of five or more units. Roughly two in three homes are owner-occupied.

Ashburn is older than it looks. Ashburn Farm began in 1986 and Ashburn Village in 1988, and the 1980s alone account for about 1,700 homes. The 1990s were the biggest decade, with more than 7,000 homes, and the median home was built in 2000. Only about 3 percent date from before 1980.
A house built in 1990 is 36 years old this year, so many of the first roofs have probably been replaced already. The roof's condition, not the house's age, decides what comes next.

The Virginia building code exempts replacing roof covering on most houses and townhouses, but townhouse roof plywood that must be fire rated, decking beyond 256 square feet and new roofs over decks and porches can bring a county permit. Loudoun's page also says a contractor pulling a permit needs a Virginia contractor license and a Loudoun County business license, which any roofer should be able to show you. Roofs Over Decks, Porches and Gazebos
Loudoun publishes its monthly building permit reports, and the early 2026 ones list roofed decks and porches at addresses labeled Ashburn Village, Ashburn Farm and Belmont, plus a gazebo with an asphalt shingle roof, all filed as additions. A new roof over an outdoor space is therefore its own project, and a gazebo or porch roof is work we do. Ask the county and your association first.
Storms and Falling Limbs
On September 17, 2004, the National Weather Service recorded an F2 tornado in eastern Loudoun County, part of the outbreak from the remnants of Hurricane Ivan, and a local-history page reports it touched down in the Ashburn area. Getting to the Job
Route 7 now runs through Ashburn as a limited-access highway with interchanges at Belmont Ridge Road, Claiborne Parkway, Ashburn Village Boulevard and Loudoun County Parkway, and those are the roads deliveries use. The Dulles Greenway is a toll road, so it is not a free alternative.
