Roofing in South Riding, VA: Loudoun, the Proprietary and a Chantilly mailing address
South Riding is a planned community in unincorporated Loudoun County, with 34,352 people and 10,510 homes in the Census Bureau's 2024 five-year estimate. Nearly all are houses and townhouses. Before anyone talks about shingles, the first job on a South Riding roof is working out which office you owe a form to.

The county is Loudoun, whatever the postmark says
South Riding is a census-designated place, not a town, so the Loudoun County Department of Building and Development issues building permits through its LandMARC portal and its counter at the Government Center in Leesburg. Loudoun's own permit reports file South Riding parcels under a Chantilly, VA 20152 mailing address. That is only a postal label: Fairfax County lies to the east, and its office does not permit South Riding roofs.
No Loudoun page states a re-roofing rule. State code exempts replacing roof covering on most houses, but not roof plywood beyond 256 square feet, nor fire-rated decking on townhouse roofs. The Proprietary is a separate gate
Everyone who buys a home in South Riding becomes a member of the South Riding Proprietary, and its Community Standards department works from the Town Hall at 43055 Center Street. By its published process, exterior changes need an Application for Exterior Modification, and roof replacement is among the applications its staff can review. A 2023 post also proposed a list of pre-approved roof shingle colors. Some townhouse and condominium sections add their own association, so ask what applies to your section before ordering anything. The homeowner submits the application, and a roofer can supply what it asks for, such as the product, color and a photo of the slope. Approval should be in hand before work starts.
What the housing numbers say
The same survey counts 5,103 detached houses (48.6 percent) and 4,804 attached homes (45.7 percent), which together are 94.3 percent of the total. Only 464 homes, 4.4 percent, sit in buildings of five or more units. The median home dates from 2006; 5,052 were built in 2000 to 2009, 2,048 in the 1990s and 3,045 from 2010 onward. About 83 percent of occupied homes are owner-occupied.
So this is a house and townhouse market, and flat sections are the smaller part of the roofing here.

Roads and landmarks around South Riding
Tall Cedars Parkway and Poland Road cross the community, with Loudoun County Parkway just west of its center. Gum Spring Road marks the western edge and Braddock Road the southern one. Route 50, called Little River Turnpike in Loudoun, runs less than a mile to the north, and Route 28 (Sully Road) and Route 50 link the area to the Dulles, Reston and Tysons corridor.

Questions From South Riding Homeowners
Who do I call first for a new roof: Loudoun County, the Proprietary or a roofer?
Start with the roofer, because a written scope gives the other two something to react to. Then ask the South Riding Proprietary's Community Standards department what its Application for Exterior Modification needs for your section. Loudoun's Department of Building and Development comes in once the scope is clear, and the scope should be confirmed with it before work starts. Each office decides something different, and all three can apply.
Why do Loudoun's permit reports show so few South Riding re-roofs?
Four monthly reports from February to May 2026 list no shingle re-roof under the South Riding subdivision label. Every roof-related entry there was solar. One re-roof appears in ZIP 20152, in the Treburg subdivision, with plywood replaced. State code exempts replacing roof covering on most houses, so many re-roofs never reach a permit log, and a keyword search misses some entries. The logs are a lower bound, not a count.
Are South Riding homes old enough that their roofs are probably due?
Not necessarily. The Census Bureau counts 5,052 homes built from 2000 to 2009 and 2,048 from the 1990s, but a 1999 house may have had its roof done already. Age is a reason to look, not a verdict. A roofer's inspection of the shingles, flashing and attic ventilation tells you far more than a year built.
My address is in Stone Ridge or Aldie. Does anything on this page still apply?
Partly. Both are separate places in Loudoun County, so the same Department of Building and Development is the permit office. The South Riding Proprietary's rules, though, are for South Riding members. Aldie also has a county historic district whose review rules do not reach South Riding. What happened on September 8, 2023, and did it damage South Riding roofs?
