Metal roofing in South Riding, VA: panels for a community built mostly after 2000
The Census Bureau puts South Riding's median home at 2006, and 5,052 of its 10,510 homes were built between 2000 and 2009. Many homes here are now two decades old, so what comes next is a fair question. For metal, the order of decisions is the deck first, then the panel profile, then a color the association will accept. Metal is one answer. It suits some houses and not others, and it comes with an approval that has to be sorted first.

What the September 2023 storm does and does not show
Storm Prediction Center logs for September 8, 2023 include multiple reports of quarter-size hail in the Chantilly and South Riding areas. The Weather Service office in Sterling saw hail up to half-dollar size for about 15 minutes, and a station between Arcola and Brambleton measured a 71 mph gust. For a metal roof the useful question is how the panel, its coating and the fastening are rated for hail and wind, and what the maker's guarantee says about dents, not whether the neighborhood has been hit before.
Panels carry impact ratings from lab tests, but a rating is not a promise about dents, and Loudoun's posted design numbers, 30 psf of snow and 115 mph of wind, are for structure rather than for choosing a panel.

A front entry and porch roof on a 2000s house
The main roof is shingle, but the small roofs over the entry and a side porch have faded and leak at the wall. We would replace those with standing seam panels in a color that sits well beside the shingles, form the wall flashing carefully, and add snow retention above the front steps. The owner sees sample panels held against the house before the Proprietary application goes in.
A full re-roof of a late-1990s two-story house
The old shingles have worn thin along the south slope and a vent boot has cracked. We would strip to the deck, replace damaged plywood, check attic ventilation, and talk through screw-down against standing seam for the long slopes. The scope would be confirmed with Loudoun first, and because metal is a bigger visual change than a shingle swap, the community application deserves care. The owner receives photos of the bare deck.
Getting panels to a tight street
Metal arrives in long lengths. On a cul-de-sac, whether it comes off Tall Cedars Parkway, Gum Spring Road or Braddock Road, where the delivery truck can turn and where panels can be staged without blocking a driveway need planning. In a townhouse row there may be no room to stage anything, so ask your management office early.

Metal Roof Questions From South Riding Owners
Does the South Riding Proprietary publish a list of approved metal roof colors?
Community Standards is the place to ask. A 2023 post from the Proprietary proposed a list of pre-approved roof shingle colors in its Design and Maintenance Standards. Ask Community Standards whether metal is covered and which colors and profiles it accepts, and bring the panel profile and color details for the application.
Will metal panels cope with hail like the quarter-size stones reported in September 2023?
Panels can pass impact tests, and one maker lists a Class 4 rating under UL 2218 for one of its exposed-fastener panels. That test checks for functional damage under a lab setup, not cosmetic dents in a real storm, and insurers treat dents differently from policy to policy. No panel is dent-proof. If hail does hit your roof, photographs of the damage support a claim.
Does Loudoun's 30 psf snow figure mean I need snow guards above my front door?
Not necessarily. The 30 psf figure is a design load for the structure. The practical issue is that snow slides off smooth metal all at once. Where a roof drains over an entry, a walkway or a lower roof, we raise retention with you at the quote stage, and you decide whether to add it.
Can metal panels go straight over my old shingles?
Not automatically. Virginia's residential code does not allow a recover over a roof that is water-soaked or already has two layers, so for metal over one layer of shingles the maker's written instructions and an inspection come first. Taking the old shingles to the deck also lets us see the plywood, which settles what condition the deck is in.
Does swapping shingles for standing seam change anything with Loudoun?
Often not, but it depends on the scope. State code exempts replacing roof covering on most houses, with a wind-speed condition attached, while decking beyond 256 square feet or fire-rated townhouse decking can bring a permit. The scope should be confirmed with the Department of Building and Development before work starts.
