Metal roofing in Sterling: three checks before you order a panel

On Sterling houses, metal usually stops at the association, the slope or the permit question long before it reaches the roof. This page walks through all three, then compares the two panel styles.

1. Does your community need to say yes?

Loudoun County does not review association covenants, so a county permit and an association approval are separate steps. Sugarland Run's Architectural Review Committee reviews exterior changes and states that roof replacement needs an Architectural Improvement Application, with approved roofing colors on its forms page. It is a large community of detached houses, townhouses and condominiums. Cascades, Countryside and Lowes Island are separate census places, so ask the board before ordering.

2. Is the slope steep enough for the panel?

The residential code allows lapped panels at 3:12 without sealant and 1/2:12 with it, and standing seam at 1/4:12. Products add their own floors: one maker lists 3:12 for its exposed-fastener rib panel, while another lists 1/4:12 for its standing seam sheet. A low porch roof therefore narrows the choice quickly, and the maker's published minimum wins over the code figure.

3. What does the county need to hear?

State code exempts replacing roof covering on houses and similar R-3, R-4 and R-5 buildings, subject to a wind-speed condition, but not decking beyond 256 square feet or fire-rated decking. Loudoun posts 115 mph as its residential design wind speed, and panel makers publish uplift ratings for tested assemblies. Confirm the scope with the Department of Building and Development before work starts.

Where metal fits on a Sterling house

About 82 percent of Sterling's homes are detached or attached houses, and the median was built in 1982, so metal here is mostly a choice made on a re-roof of a house from the 1970s or 1980s, or on a porch or dormer. Whether a given roof has the pitch for panels is a measurement, not an assumption. What metal cannot promise

  • A fixed number of years. Makers publish warranty terms, not service lives.
  • A set percentage saved on your bills. Savings depend on color, attic insulation and ventilation.
  • A county-approved profile. Panel profile, finish and color go through the association where there is one.
  • A win over shingles on every roof. A shingle re-roof is often the right call, and a flat section needs a membrane instead.

Will my Sterling association accept a standing seam roof?

That is the association's call, not ours or the county's. Sugarland Run's Architectural Review Committee requires an application before a roof replacement and posts approved roofing colors. Is standing seam or exposed-fastener metal better for a small porch roof?

Standing seam hides its fasteners and moves with temperature changes. Exposed-fastener panels use screws with washers that need checking over the years because they can back out. Either can work on a small porch roof if the pitch fits the panel. We look at slope, wind exposure and how the roof meets the wall first.

Will hail dent standing seam panels?

Possibly, depending on the stone and the gauge. One maker lists UL 2218 Class 4 impact resistance for its panels, but that is a functional lab test, and cosmetic denting is a separate matter that insurers treat differently. The National Weather Service starts severe hail at 1.00 inch.

What does a metal roof manufacturer warranty actually cover?

Usually three separate things: the metal substrate against perforation, the paint finish against peeling and fading, and sometimes weathertightness of the installed system. One maker's sheets list a Galvalume substrate warranty of 25 years and finish warranties from 15 to 35 years depending on the coating, and tie weathertightness to mechanical seaming. Terms differ by product, and they come to you in writing.

Can metal panels go over my existing shingles?

Not automatically. Whether a recover is allowed depends on the building official, the panel maker's instructions and the residential code, which bars a recover over wet roofing or where two layers already exist. Confirm Loudoun's position with the Department of Building and Development. A tear-off is the default unless the shingles, the deck and the maker all support leaving them.
