Metal Roofing in Ashburn, VA: Get the Association's Answer Before the Panel Order

- Read your association's guidelines. In Ashburn Village, townhouse replacement roofing has to match the original material and color exactly, so metal on a townhouse there is a long shot. Detached houses are a separate conversation and may still need approval.
- Submit the change. Brambleton's committee typically meets monthly and has a submission deadline before each meeting, so schedule weeks, not days.
- Check the slope. Every panel has a published minimum slope, and some lines need 3 in 12 or more.
- Confirm the permit question. Ashburn is unincorporated Loudoun County, and the Department of Building and Development (703-777-0220) is the permit office. Virginia's code exempts roof covering replacement on most houses, but decking beyond 256 square feet and some townhouse plywood are different.
- Then order. Not before.
Which Metal, on Which Roof
Standing seam hides its clips and fasteners under raised seams. It suits visible roof planes, dormers and porch roofs that meet the slope minimum. Exposed-screw panels go on faster and fit garages, sheds and utility roofs, with screw checks every year or two.
Neither is a way to cover a nearly flat roof. Below the panel's minimum slope, the answer is a membrane, and on a house that has both a steep main roof and a low rear roof, two different systems can be the right call. See TPO for the low part.
Guarantees are layered. The base metal and the paint finish carry separate terms from the maker, and any watertightness promise depends on how the panels are installed. We put the terms in writing and do not quote a lifespan in years. Panels arrive in long lengths, so the truck route in from Route 7, Loudoun County Parkway or Belmont Ridge Road is worth planning before the day.
Snow, Wind and What Loudoun Posts
Loudoun County's code page lists a design ground snow load of 30 psf, a 115 mph design wind speed for residential construction and a 24 inch frost depth. These are Loudoun's own numbers, not Fairfax's, and a roof designed to them is the starting point for any panel system.
What shingles tolerate and metal does not is snow on the move. Metal sheds snow readily, so a panel roof above a front door, a garage entrance or a walkway needs a plan for retention or for where the snow will land. Dulles has averaged about 21 inches a season, and two recent seasons were 11.7 and 15.5 inches, so snow sliding is an occasional winter issue. Where snow retention belongs on a given roof is a question to settle before panels are ordered.
Two Typical Metal Projects
A detached house of about 2,400 square feet in Ashburn Farm, with a steep main roof and a low porch roof. The shingles are near the end of their life, and the owner likes standing seam. Because the change is from asphalt to metal, we would ask the Architectural Review Board whether it will approve the material and color, and in what form. If it does, we price standing seam on the steep roof and check the porch slope against the panel maker's minimum, with a membrane as the fallback. The owner sees an approval question settled first and a written scope that treats the two roofs separately.
A detached garage and shed behind a house near Ashburn Road. Both have worn shingles and the owner has already checked with the community. In Ashburn Village the guidelines say the entire structure must be re-roofed at one time, and partial re-roofing is allowed only if the new roofing exactly matches the old. For townhouses that exact-match rule is the main obstacle to metal. Other communities may differ, so we would read your association's current guidelines with you before we scope anything.
Is Loudoun County's snow load a problem for a metal roof?
Loudoun posts a design ground snow load of 30 psf and a 115 mph residential design wind speed, and a metal roof is designed within those figures. The practical issue is snow sliding. Dulles averages about 21 inches a season, and a record 73.2 inches fell in 2009-10, so a roof above a door or walkway deserves a snow retention discussion.
Does metal over my existing shingles save time and a permit?
Not automatically. The Virginia residential code bars recovering a soaked roof or one with two layers, and panel makers publish their own substrate rules. Ask Loudoun's Department of Building and Development how it treats a recover. A tear-off also exposes the deck, which should be inspected before anything is screwed down.
Are exposed-screw panels a bad idea on a house in Ashburn?
They suit garages, sheds and utility roofs, where fastener upkeep is easy to live with. On a house the screws and washers move with the weather, so back-out is the common long-term problem and fastener checks become routine. Standing seam hides its fasteners, but it still needs sound sealant at chimneys and vents.
