EPDM rubber roofing in Falls Church, VA: when a small flat roof wants one sheet
EPDM is cured synthetic rubber sold in very wide rolls, which makes it a natural fit for the small flat roofs that sit on houses in and around Falls Church: porches, garages, rear additions. It is a poor fit in a few specific situations, and the table below sorts them.

Why rubber suits a small roof
One maker rolls EPDM up to 50 feet wide, another up to 10 feet with seam tape applied at the factory. A porch roof or a garage deck can therefore often be covered with few or no field seams, and seams are where much of the trouble with rubber roofs starts. Sheets come in 45 and 60 mil, and one maker also sells 90 mil, at about twice the weight of 45 mil.
The edges and walls are where movement shows first. EPDM shrinks slightly as it ages, so terminations at walls and curbs are fastened and sealed with that movement in mind. Black is the standard color, and white EPDM is a separate product to specify on purpose.

A front porch roof on a 1940s house in Greenway Downs
Greenway Downs was built in 1941 and is predominantly single-family. The porch roof is about 90 square feet and nearly flat, and water has stood against the house wall long enough to stain the ceiling underneath. We would remove the old covering, replace soft boards, set a slight fall away from the wall, lay one 60 mil sheet with no seam in the field and flash up the wall. The City says a single-family owner may replace a roof without a permit unless rafters or a major portion of the decking are replaced, so we confirm whether deck repairs change that.
A detached garage roof in Pimmit Hills
Pimmit Hills homes began as modest 1950s plans, and a detached garage or shed may have come along later. This one is roughly 14 by 20 feet with a flat deck, two layers of old roofing and a limb overhanging one corner. We would strip to the deck, check for rot, fasten new insulation, adhere a 60 mil sheet and add a walk pad where a ladder reaches the roof. County guidance lists roof repairs as permit work, so we ask Land Development Services how it views this scope.

- Is there an association? If your community has one, get its approval for color and material before work. The answer comes from your own covenants.

Trees, limbs and what falls on rubber
The mayor wrote in a March 2025 newsletter that the City's tree canopy is 48 percent. A flat roof under big trees collects leaves and takes the occasional limb. A thunderstorm overnight on September 3 and 4, 2026 blocked Annandale Road at Graham Road in West Falls Church with a fallen tree. Why is most rubber roofing black, and can I get a lighter one?
Standard EPDM is black, and no black sheet reviewed meets the ENERGY STAR reflectance level. White EPDM exists, and one product lists 0.77 reflectance when new. A maker's argument that dark roofs help in colder climates is a manufacturer claim, and Northern Virginia is a mixed climate, so we treat color as a choice about heat above the room and about how the roof looks from upper windows.
Does a rubber roof shrink away from the wall over the years?
It can move a little. One maker's data lists typical shrinkage of about half a percent for 45 mil sheet and about a third of a percent for 60 mil, within a limit of one percent. On a 10 foot run that is a fraction of an inch, enough to stress a poorly detailed edge. We fasten and flash terminations to allow for it and look at them again at inspections.
Can a patch fix my leaking rubber roof, or does it need replacing?
Often a patch will do. Small punctures and failed seams are repaired with primer, patch and tape on a clean dry surface. The question is what lies underneath: if a moisture survey finds wet insulation, patching the top hides the problem. Age matters too, because a sheet with many failing seams is more trouble to keep patching than to replace. We tell you which situation we find.
Is EPDM safe near a kitchen vent or a grill pad?
No, not without a plan. One maker tells installers to keep greases, animal fats, vegetable and mineral oils and petroleum products off its EPDM, because they can damage the rubber. If a roof sits under a kitchen exhaust or a grill, that exposure points toward a different membrane, usually PVC, or toward moving the source. We ask what vents onto the roof before we quote.
What lifespan can a rubber roof expect?
Claims vary by source. One maker offers warranties of 15, 20, 25 and 30 years, with the thickest sheet used for 30. The EPDM trade association, an interested party, puts expected life for a well designed and maintained roof at 38 years. Neither is a promise for your roof. Drainage, seams, details and upkeep decide it, and warranty terms come in writing.
