EPDM Rubber Roofing in Annandale, VA: Three Questions to Answer Before You Call
A small flat roof on an older Annandale house usually has one of three stories behind it: a seam that opened, a wall edge that pulled loose, or a surface nobody can drain. Answer the questions below and you will know what to tell us.
Three Questions, Three Directions
- Where is the stain? Beside a wall, suspect the turned-up rubber and the metal edge. Under the open middle, suspect a puncture or an opened seam.
- How old is the sheet? If nobody knows, assume nothing, and let a moisture check speak. Old rubber that is dry underneath can often be patched.
- What lands on it? Leaf litter and rain are fine. Cooking grease, oil or petroleum products are not, and that changes the sheet we would pick.

Annandale's median home was built in 1968, and 56.9 percent of its homes predate 1970. Broyhill Crest began in 1951 with about 500 brick homes, according to local news, and Sleepy Hollow Woods was founded in 1959 with 377 homes, according to its association. Houses of that age have often gained a porch roof, a vestibule or a rear room, and those additions are where a small rubber roof comes up. What a roof is made of only shows from the roof itself.
Holmes Run Acres, built between 1951 and 1958, is on the National Register of Historic Places. That listing does not by itself regulate private owners, and the neighborhood is not one of the county's overlay districts. If you live in it, ask the county whether any review applies to a roof there before choosing a visible material.
How Rubber Roofing Is Made and Joined
EPDM is a cured synthetic rubber sheet, black by default. Unlike TPO it cannot be heat welded, so seams are made with primer and tape or adhesive, and the quality of a seam depends on a clean, dry, undisturbed surface. Trade writers blame contamination, damp surfaces and short curing for many seam failures, which is why we do not rush a lap on a cool, damp morning.
Sheet widths run from about 7.5 feet to 50 feet at one maker, so a small porch roof can often go down without a seam across the open field. A black sheet is not a cool roof, though white EPDM is made and must be ordered on purpose. If the roof is small and shaded by the house, color matters less than workmanship at the wall.
Repair, Recover or Replace: An If/Then Guide
- If the rubber is sound and the leak is at one seam or one pipe boot, then a patch with primer and tape is a sound repair.
- If the sheet is cracked across its field or the insulation under it is wet, then replacement is the answer, because patching wet material only hides it.
- If a second old layer is already on the roof, then the residential code does not allow another recover, and the old covering comes off.
- If the roof is a porch no one walks on, then a 45 mil sheet can be reasonable. If people reach it, then 60 mil or more makes sense.
- If water stays for days, then the fall to the drain gets fixed before any sheet is chosen.
Two Small Rubber Roofs, Described as Typical Jobs
A split-foyer with three tiny flat roofs. An entry canopy and two flat dormer tops, each around 6 by 8 feet, have been patched several times, and the owner is tired of stains. Each roof is small enough for one sheet with no field seam. We would strip the old covering, replace soft boards, set a drip edge and run one 60 mil sheet per roof. The owner sees photos of each bare deck and a written list of what changed.
A 1950s brick ranch with a flat roof over a screened porch. It measures about 11 by 13 feet and meets the brick wall on one side, where the rubber has pulled away from the metal edge. A moisture check shows the insulation is dry. We would reseat the termination, replace the wall flashing and patch the two small punctures. If the check had come back wet, replacement would have been the right call.
Getting In and Out Near Little River Turnpike
Little River Turnpike, Columbia Pike and Backlick Road are busy, and many side streets nearby are lined with cars. Even a small job needs a plan for where materials and the debris bin go, so a neighbor's driveway stays clear. After a storm, stay off a wet flat roof, keep away from any downed line, and call Dominion Energy first if one is down. Then send us photos from inside and from the ground, and we will tell you whether a tarp is wise before a repair.
The County Side, Briefly
Annandale is unincorporated, so Fairfax County Land Development Services is the building official, and no separate town office exists. County guidance names roof repairs as permit work and roof shingle replacement as work with no permit, so we confirm your exact scope with the county before we start. Lake Barcroft and Lincolnia sit next door as separate communities, and the City of Falls Church is a separate jurisdiction. For general leak triage, our flat roof repair guide and the note on flashing installation are a good place to begin.
Rubber Roofing Questions in Annandale
Can my flat roof take a ballasted rubber system with stone on top?
Only if the structure can carry the extra weight. One maker lists ballasted EPDM as an option and tells owners to confirm deck load limits with the designer. Stone weight limits differ from roof to roof, so on a house or townhouse addition a fully adhered sheet, which adds almost no load, is often the simpler option. A look at the framing from below settles which is possible.
What does 38 years mean on the rubber roofing trade group's website?
It is an expected service life the EPDM Roofing Association gives for well designed, installed and maintained roofs. It also reports older membranes that were still watertight after 17 to 32 years in place. The group sells the material's case, so we treat it as a published claim, not a promise. Another maker offers guarantee terms up to 30 years on its thickest sheet. A guarantee term is not a forecast of how long your roof will last.
Does grease from a grill or kitchen vent hurt a rubber roof?
It can. One maker's precautions tell owners to keep fats, oils, grease and petroleum products off EPDM, because contact can swell or degrade the sheet. A grill used now and then near a rear porch roof is a smaller concern than a kitchen exhaust that discharges onto a roof. In that case we would compare PVC, whose makers publish resistance data, and read the exact sheet's chemical chart.
How do you know the deck is smooth enough before the rubber goes down?
We feel and look for it. A maker's instructions call for a clean, dry, smooth surface, with voids over a quarter inch filled and sharp edges removed, since a thin sheet will telegraph a bump and can wear through at a fin or a nail head. Where old boards are rough or patched, we replace or cover them with a suitable board before the sheet is rolled out.
Does patching a small hole in my rubber roof count as a roof repair for the county?
County guidance lists roof repairs as work that needs a building permit, while it lists replacing roof shingles as work that does not. A tiny patch is a gray area, so confirm the exact scope with Fairfax County Land Development Services first. If a permit applies, find out before the work starts, not after it.
