Rubber roofing in Burke: porch, garage and addition roofs, and what a storm tells us about them
In a market of houses and townhouses, EPDM is a small-roof tool. Here is where a wide rubber sheet fits Burke buildings, where it does not, and what the county asks.
Why a Burke owner might choose rubber for a small flat roof
EPDM is cured synthetic rubber, sold in wide sheets, and it is usually black. On a covered rear porch, a small addition or a one-car garage, one or two pieces of sheet can cover the whole roof with few field seams. That is the reason rubber comes up in Burke at all. About 98 percent of Burke homes are houses or townhouses, and most were built in the 1970s and 1980s, so the flat roofs here tend to be small ones.
It is not the answer to everything. Rubber is the wrong sheet wherever grease, cooking oil or petroleum will reach it, and a roof with heavy foot traffic needs walk pads or a different system. The sections below say where it fits, where it fights you and what the county expects.
Three beliefs about rubber roofs, checked
- It must be black and hot. Standard EPDM is black, and a black sheet is not an ENERGY STAR cool roof. White EPDM exists, with one maker listing an initial reflectance of 0.77. Virginia's energy code does not require a cool roof in this climate zone, so color is your call.
- The glued seams always fail. Seams are made with primer and tape or adhesive. Trade writing links failures to dirt, talc left on the sheet, damp surfaces and poor curing, which is workmanship rather than fate.
- It lasts fifty years. One maker markets that. Its own warranty terms top out at 30 years on the thickest sheet, and the industry association cites an expected life of 38 years for well-installed roofs. We quote published terms as terms, not as a promise.
The June 2026 microburst and what it means for a flat roof
On June 22, 2026 a microburst hit near Lake Royal, about a mile northwest of Burke. The National Weather Service estimated peak winds of 90 mph. Reports from the county and the press describe trees down on homes, cars and power lines, and FFXnow noted "some reports of roof damage." Annandale Today counted nine homes significantly damaged.
For a small flat roof the lesson is simple: the bigger threat is often a falling limb, not the wind alone. A limb can scuff a rubber sheet, split a seam or crush a flashing. Our guides on emergency roof repair and the Fairfax County claims guide explain what to do after a storm.
Which Burke address is which
| Where the address sits | What the census shows | What it means for a rubber roof |
|---|---|---|
| The Burke place | 13,878 homes, 64.7 percent detached, 33.5 percent attached, median year built 1979 | Porch, sunroom and garage tops on older houses and townhouse backs. |
| Burke Centre, a separate census place west of Burke | 6,247 homes, 37.4 percent detached, 46.2 percent attached, 15.8 percent in buildings of five or more units, median year built 1983 | More attached homes and some larger buildings, so ask what kind of roof you have before assuming a house answer. |
| Kings Park, a separate place to the northeast | Its first subdivision began in 1960 | Older housing, where a later flat addition may be a different age from the main roof. |
| Burke Lake Park and Fairfax Station mailing addresses | The park is addressed in Fairfax Station and is not in any census place | Same county permit office, different mailing line, so we confirm the parcel. |
Two typical Burke EPDM projects
A covered porch roof behind a 1970s house near Old Keene Mill Road
The roof is about 12 by 14 feet, nearly flat, and a single wide sheet fits it. Overhanging branches have dropped debris for years, and a patch at the brick wall has failed twice. We would clear the surface, check the decking, replace wet insulation, run one sheet with an adhered attachment and rebuild the wall flashing higher than the old one. The owner would see photos of the deck, the flashing and the drain path before it is covered.
A flat garage roof on a 1980s house off Braddock Road
Here the roof is about 18 by 20 feet with old gravel on top and a low spot that holds water after rain. We would remove the stone, test the insulation, build a slight fall toward the edge gutter and install a 60 mil sheet, with walk pads if anyone reaches the attic hatch across it. If the framing cannot take ballast, we would adhere the sheet instead and say so in the written scope.
Fairfax County and your community
Burke is unincorporated Fairfax County, so Fairfax County Land Development Services is the building official. County guidance lists replacing roof shingles as work that does not need a building permit, but roof repairs, chimney repairs and solar panels are permit work, and fire-rated townhouse decking can also trigger one. Confirm your exact scope with the county before work starts. If your home sits in the Burke Centre planned community or any association, ask them about exterior work first.
Frequently Asked Questions
After the June 2026 microburst, how do I tell whether falling limbs reached my flat roof?
Look from the ground first for scrapes, torn edges, ponding or a sheet that has lifted at the wall. Do not climb up to check. Inside, look for new ceiling stains or damp insulation near the porch or addition. Send us photos and the address. We inspect the membrane, patch or tape what can be repaired, tarp if water is getting in, and document the damage with photos for your claim.
Is a small repair on a rubber roof treated differently from a replacement by Fairfax County?
The county's guidance lists roof repairs as permit work, while it lists replacing shingles as work that needs no building permit, and it does not spell out single-ply sheet. Virginia's code also exempts replacing roof covering on houses, with limits on decking and fire-rated plywood. Because those lines do not match neatly, we confirm your exact scope with Fairfax County Land Development Services before we start.
What happens to the rubber when a plumber or an HVAC technician walks across it?
A thin sheet can be cut or scuffed by boots, tools and dropped screws. EPDM is made in 45 and 60 mil by one maker, and another also sells 90 mil, so there is a heavier option where traffic is expected. For a porch roof that technicians reach for a vent or a unit, we would lay walk pads along the path and mention it in the written scope.
How wide a sheet can cover a Burke garage roof with no seam in the middle?
One maker lists EPDM rolls from 7.5 feet up to 50 feet wide, each 100 feet long, in 45 mil. Another maker's factory-taped membranes run up to 10 feet wide. A single-car garage or a small porch can often be covered with one or two pieces, so there are few or no field seams. The edges and wall flashings still need careful work, and we measure before we promise a layout.
My Burke house has a gravel-covered flat roof. Does the rubber have to be ballasted again?
Not always. EPDM can be ballasted, fully adhered or mechanically attached. Ballast adds weight, and one maker tells designers to confirm deck load limits, so we check the framing before leaving stone on a wood-framed addition. On a small roof, adhered is often easier to live with, but the choice depends on what we find under the old stone and how the roof drains.
Where we take calls near Burke
Reston Roof is based in Reston and answers Burke calls from the Fairfax County Parkway corridor to the neighborhoods around Burke Lake Park and along Guinea Road. If your mailing address says Fairfax Station or Springfield, the county office is the same. Browse the service areas for neighboring towns.
Water stains under a Burke porch or garage roof?
Send us the street, the approximate size of the flat section and a photo of the stain. We will tell you whether rubber, another membrane or a simple repair makes sense. Call (571) 453-6515.
