PVC roofing in Burke: a narrow fit, and the tests that decide it

- How crowded is the roof? A roof with many pipes, curbs and units can benefit from welded flashings and accessories made to fit the sheet. A bare flat roof gains little.
If the answers are "nothing, nothing, not crowded," we will probably suggest TPO or EPDM and leave PVC out of the quote.

We would take moisture readings, remove wet insulation, install a new insulation layer and PVC with welded seams, add walk pads on the route to the fan and photograph every flashing. Because it is a commercial roof, the state exemption covers only 100 square feet or less, so we confirm the permit with the county first.

A furnace flue, three plumbing vents, a bath fan and a satellite mount all pierce a roof of about 16 by 20 feet. The job starts with measuring and a moisture test, then comparing the options. If a PVC sheet with welded accessories gives a cleaner result, that decides it. If TPO does the same job, TPO is the better choice, since a more specialized sheet adds cost for nothing.
Fairfax County, and the permit lines that matter
There is no Burke town office. Fairfax County Land Development Services is the building official, and county zoning applies. The county lists replacing roof shingles as work that does not need a building permit, but it lists roof repairs, chimney repairs and solar panels as permit work. One maker recommends checking flashings, drains and termination sealants at least twice a year and after every storm. That is a sensible rhythm for any single-ply roof. A property manager or owner can look from a safe spot for ponding or debris, but someone trained should walk the roof for seams and details.
