Roofing in Annandale, VA: Older Houses, Townhouses and the Leaks They Develop

Annandale's housing is mostly mid-century, and plenty of it is attached or in multi-unit buildings. We replace and repair roofs on houses and townhouses, trace chimney leaks, tarp storm damage, and handle the flat sections that older homes pick up over time.

Who Decides What on an Annandale Roof

  1. Fairfax County Land Development Services (703-222-0801). There is no Annandale town hall, so the county is the building official. County guidance lists roof shingle replacement as work that needs no building permit, and roof repairs, chimney repairs and solar panels as work that does. Fire-rated townhouse deck boards matter too, which is why we confirm each scope with the county first.
  2. Historic review. No county historic overlay district carries an Annandale name. Holmes Run Acres, built from 1951 to 1958, is a National Register district, which is a different thing from a county overlay, so ask the county whether any review applies to a roof there.
  3. A community association, if yours has one. Check your covenants before you pick a color or material.
  4. Neighboring places. The community college campus sits in Wakefield, and Lake Barcroft and Lincolnia are separate, even where mailing addresses say Annandale.

Reading the Map Before We Schedule

The center of Annandale is where Little River Turnpike, Columbia Pike and Backlick Road meet, about two miles east of the Capital Beltway. Braddock Road forms the southern edge. Mason District Park, on Columbia Pike, and the George Mason Regional Library, on Little River Turnpike, are places people use to describe where they live.

Older neighborhoods such as Broyhill Crest, with about 500 brick homes begun in 1951 according to local news, and Sleepy Hollow Woods, founded in 1959 according to its association, have their own character. A street name says little about what is on a roof, so each one is assessed on its own. Annandale High School, founded in 1954, is another local landmark. Near any busy corner, it helps to settle where trucks stand and when deliveries arrive.

Five Kinds of Call We Get

  • A shingle roof on an older house that is wearing out, where the question is repair or replacement.
  • A chimney that stains a ceiling after hard rain, where flashing is the first suspect.
  • A tree limb or storm opening that needs a tarp quickly, with photos for the claim.
  • A flat roof over an addition, porch or townhouse rear, where one of our four material pages applies.
  • A small roof on a gazebo or outbuilding, or a small repair that does not need a full roof.

Two guides cover the commonest calls: chimney flashing repair and emergency roof repair.

Storms Near Annandale

On June 22, 2026, a microburst hit near Lake Royal, about a mile northwest of Burke, and the National Weather Service estimated peak winds of 90 mph. Trees fell on homes, cars and power lines there, and local news counted nine homes significantly damaged. That was Burke, not Annandale, but a storm like that does not respect community lines.

If one hits, keep clear of lines and call Dominion Energy for any that are down. Take photos, then call us.

Two Annandale Roofs, Described

A 1960s split-level with a stained ceiling beside the chimney. The shingles are tired but intact, and the stain follows hard rain. We would trace the water to the chimney flashing, rebuild it, and replace shingles only where they have failed. The owner sees photos of the source and a written scope. Because county guidance lists chimney repairs as permit work, we raise that before the first visit to the roof.

An end-unit townhouse with a leak at the back wall. The flat rear section is stained at the brick, and the old deck may be fire rated. We would test, ask the county about the boards, and then recommend a membrane. The owner sees the findings and the options on our TPO and EPDM pages.

Questions From Annandale Homeowners

Is there an Annandale permit office, or does the county handle my roof?

Annandale is an unincorporated part of Fairfax County with no town or city government, so Fairfax County Land Development Services is the building official. County guidance lists replacing roof shingles as work without a building permit, but lists roof repairs, chimney repairs and solar panels as permit work. Fire-rated townhouse roof decking can also trigger one. We check your exact scope with the county before we start.

My address says Annandale but I live near the community college. Does that change who reviews my roof?

Not the office. The Northern Virginia Community College campus carries an Annandale mailing address, yet the Census Bureau places it in the separate Wakefield community, and Lake Barcroft and Lincolnia are separate places as well. All of them sit in Fairfax County, so the same county building office applies. The parcel, not the mailing city, is what we ask about first.

Which of your four material pages fits most Annandale homes?

Usually none of them for the main roof. About 47 percent of Annandale homes are detached houses, so a pitched main roof is the usual case. The TPO, EPDM, PVC and metal pages matter for flat sections, porches, townhouse rears, multi-unit buildings, and for owners choosing metal panels. If you are unsure which page you need, describe the roof to us and we will point you to the right one.

Water is coming through my ceiling during a storm. What can I do tonight?

Move belongings away from the drip, put a bucket under it, and stay off the roof. If a tree or power line is down, keep clear and call Dominion Energy for the line. Photograph the damage, then call us. We can tarp an opening when weather and access allow, and we document the damage with photos for your claim.

Do you fix chimney leaks on Annandale houses and townhouses?

Yes, chimney leaks are part of our regular work, and the flashing around the chimney is usually the first thing we examine. County guidance lists chimney repairs as permit work, so we raise that question with Fairfax County Land Development Services before the first day. On a townhouse, a shared roof also means we check which part of the roof your fix actually touches.
