Metal roofing for Silver Spring houses: settle the approvals, then choose the panel
Silver Spring has about 10,600 detached houses among its 35,774 homes. Metal can suit a pitched roof on one of them, but who must say yes, and in what order, decides whether the job runs smoothly. This page lays out that order.
Six decisions, in the order that saves trouble
- Is the house on the Master Plan for Historic Preservation? If it is, call the Historic Preservation Office before anything is ordered.
- Is there an association or board? The county does not enforce covenants, so the board's yes is yours to collect.
- What is the actual slope? Each panel profile publishes a minimum, and we measure rather than eyeball.
- Hidden fasteners or exposed ones? That choice sets how much upkeep the roof wants for years.
- What are the warranty layers? Metal, paint and weathertightness are separate papers.
- What does the deck look like? Panels need a sound, solid surface or proper framing under them.
What the housing counts do and do not show
Census estimates count 5,804 homes from the 1950s and 7,511 from the 1960s, with a median year built of 1964 for the whole place. Those totals include apartments, so they only hint at the houses. Woodside Park, between Georgia Avenue, Colesville Road and Dale Drive, holds bungalows, Cape Cods and Tudor cottages from the 1920s on, with postwar ranches and splits; Indian Spring, beside the Capital Beltway, filled in during the 1940s and 1950s. Roof shape varies from house to house, so the hips, dormers, valleys and chimneys on your roof decide what a panel can do.
Which review applies to which roof
| Where the house stands | What the county or City says |
|---|---|
| A designated Master Plan property, including the small Forest Glen and Linden historic districts | The Historic Preservation Commission reviews exterior work. Roof repairs matching existing materials and design are exempt; changing exterior materials is reviewed. Call 301-563-3400. |
| The Takoma Park historic district, which lies in Takoma Park | A county Historic Area Work Permit, plus the City's municipality letter and any City permits. |
| National Register listing only, as with National Park Seminary or Milimar | Listing alone adds no automatic Historic Area Work Permit. |
| Everything else, including Woodside Park | The county's home improvement list names roof covering only as work that most likely needs no permit. Woodside Park has a state inventory record, not a regulatory designation. |
That table is a map, not a ruling. The scope should be confirmed with the county before work starts.
Seams, screws and slope, in plain words
Standing seam panels lock together on raised ribs and are held by clips you cannot see. Exposed-fastener panels are screwed through their face with gasketed screws. Metal moves with every temperature swing, and a trade writer who supplies fasteners names screw back-out, crushed washers and aging gaskets as the common field failures on screw-down roofs, so those roofs want a periodic check.
Slope limits come from the product, not from us. One screw-down profile lists a 3:12 minimum, while a mechanically seamed standing seam profile from another maker lists a quarter inch per foot. Panels laid below their published minimum risk leaking, and no coating changes that. If your roof is flatter than a profile allows, a membrane is the better answer.
Two typical metal jobs in Silver Spring
A Cape Cod with two dormers in Woodside Park
The main roof is about 28 by 34 feet with a pair of dormers, and the shingles are curling at the south slope. The owner wants standing seam and lives on a street with an active neighborhood association. The first steps would be to find out whether the house is designated and to get the association's answer in writing. Only then would the shingles come off, the deck be inspected and panels go on over a solid surface. The owner sees the deck photographed before panels go on.
A detached garage in Indian Spring with a gentle pitch
The garage is about 20 by 24 feet and the owner wants screw-down panels because the look suits the house. We would measure the slope against the profile's published minimum first. If it falls short, another system is the answer. If it passes, we explain the screw upkeep, and the county permitting office would be asked whether the work counts as covering only.
Metal Roof Questions From Silver Spring Owners
Does a new metal roof on my Silver Spring house need the Historic Preservation Commission?
Only if the house is a designated Master Plan property or sits in a historic district. Montgomery Planning exempts roof repairs with materials and design matching what is there, while changes to exterior materials go through a Historic Area Work Permit. Call the Historic Preservation Office at 301-563-3400 before you order panels, and have that answer in hand first.
Does the county enforce my community's rule on roof materials?
No. The county says it does not enforce covenants and deed restrictions, and its own permit list leaves out association rules. So an association or condominium board can say no to a color, a profile or metal itself even where the county would not care. Get the board's approval in writing before panels are ordered, since panels cut to length may not be returnable.
For a 1960s split-level, is standing seam or screw-down metal the safer pick?
It depends on the slope and on how much fastener upkeep you will accept. Standing seam hides its clips and screws. Exposed-fastener panels use gasketed screws through the face, and screw back-out and washer aging are the usual long-term items. Each profile publishes its own minimum slope, and one screw-down profile asks for 3:12. We measure first and then recommend.
Which separate warranties should I ask to see for a metal roof?
Ask for three documents: one for the steel or aluminum itself, one for the painted finish, and one for weathertightness or workmanship. Makers publish these separately, and the finish supplier, not the panel maker, often stands behind the coating. One maker ties its weathertightness coverage to mechanically seamed panels. Terms differ by product, so ask to see the current paper before you sign.
Can metal panels go right over my old shingles in Silver Spring?
Not automatically. Whether panels may go over shingles depends on the panel maker's installation instructions, the condition of the deck and what the county permitting office says. Often the cleaner path is to remove the shingles, inspect the deck and install over a solid surface.
A drive in from Reston
Reston Roof is based in Reston, Virginia, and goes to Silver Spring houses for roof work, including metal on suitable slopes. On some roofs metal is the wrong choice, as the slope section above explains. See the service area page for the other places we visit.
Ask before you order panels
Tell us the street, the roof's pitch if you know it, and whether an association or historic listing applies. We will say which approvals to chase first. Call (571) 453-6515 or book a time.
