Four Questions We Ask Before Recommending PVC
1. Does anything greasy leave the building through the roof?
Kitchen hoods and exhaust fans are the usual source. One maker states that its PVC is inherently resistant to oils and grease, and another lists enhanced chemical resistance. Resistance depends on the chemical and the exposure, so we get the maker's chart for that discharge instead of treating PVC as immune.
2. What will the new sheet touch?
One maker warns that rubberized asphalt can pull plasticizers out of flexible PVC, leaving it brittle or cracked. Old mastic and rubberized flashing hide at walls and curbs, so we look for them before ordering anything.
3. How many things poke through the roof?
Vents, fans, pipes and curbs are where leaks start. Prefabricated boots and factory-welded accessories reduce hand work around each one.
4. Is PVC more roof than this building needs?
With no grease and few penetrations, TPO or EPDM may be enough. We would rather tell you that than sell you a specialty sheet.

Downtown Herndon's commercial core was largely rebuilt after a 1917 fire, according to the Virginia Department of Historic Resources, and it is part of the Herndon Historic District. The Herndon Depot Museum is on Lynn Street, and the W&OD Trail passes near it. Keeping New PVC Away From Old Rubberized Asphalt
- Find it. Mastic, rubberized flashing and modified bitumen strips can be hidden under gravel stops, at parapets and around curbs.
- Decide. Remove it where practical. Where removal would damage the wall or deck, plan to isolate it.
- Separate. Use a metal flashing or a sealant the maker accepts between old material and the new sheet.
- Ask the maker. We confirm the insulation and old layers in your actual assembly against the maker's compatibility guidance before we order.
- Weld and test. Weathered or dirty PVC needs the maker's cleaner before welding, and finished welds are checked.

Two Roofs, Scoped Plainly
A kitchen roof behind a downtown storefront
The roof is one story, about 900 square feet, with two exhaust fans and a patched bitumen surface. We would check how much grease has reached the surface, replace wet insulation, rebuild the fan curbs and lay PVC with welded accessories at each opening. Old rubberized flashing at the storefront wall would be isolated. If the building sits inside the historic district, we would start with the Town's zoning approval, because the re-roof application asks for proof of it. The owner sees deliveries planned around the lunch rush and a written scope that lists every opening.
A twelve-unit building with a crowded flat roof
This one is about 5,000 square feet with a vent for every bathroom stack, three skylights and old flashing at each parapet. We would count and map penetrations, replace wet insulation, use prefabricated boots and weld a PVC membrane across the field. Because the building has five or more units, the Town's form may ask for an asbestos inspection statement, so we would raise that first. The association sees a written scope, a staging plan and a list of what happens on each day on the roof.
Review and Permits in the Town of Herndon
The Town of Herndon has a Historic District Overlay, and its Historic District Review Board issues Certificates of Appropriateness for exterior work inside it. Town staff first decide whether a change is exempt, needs staff review or goes to the board. Replacement roofing may be a staff-level review rather than a full board hearing, so we ask the Town which applies. The National Register listing of the district places no restrictions on owners; the local overlay does, and it is not the same line on the map.

My building has dozens of vents and pipes. Does PVC handle that better than other membranes?
It can help, because some PVC makers supply prefabricated boots and corners, and one fabricates whole sections with factory-welded seams, which cuts down on hand work around penetrations. Any membrane can be flashed well or badly, though. What matters most is that every penetration gets a matched accessory, a clean weld and a drainage path that does not trap water against it. We count the penetrations on the first visit and plan around them.
Does a PVC roof change anything for a building in the Herndon Historic District?
The Town's re-roof application asks for proof of zoning approval when the property is in the historic district, and the Historic District Review Board handles exterior changes there. Changes to roof color, material or style should go to Town historic district staff first. Ask the Town whether a like-for-like replacement needs approval. A flat roof hidden behind a parapet can still sit inside the overlay, and the Town's map decides.
How thick is PVC roofing, and does thicker always mean better?
Published options run from about 40 mil to 80 mil depending on the maker, with 50, 60 and 80 mil common in maker data sheets. A thicker sheet gives more margin against punctures and wear, which suits roofs with regular traffic. It does not rescue poor drainage, a bad weld or a careless detail. We pick thickness from how the roof is used, not from a rule of thumb.
How often should a PVC roof be inspected?
One maker recommends looking at flashings, drains and termination sealants at least twice a year and after each storm. That is a sensible rhythm for any single-ply roof, and especially for one near trees, where leaves collect at drains. A visit should include clearing drains, checking welds at penetrations, looking for scuffs along service routes and noting any ponding. Small defects are usually quick to repair by cleaning the area and welding on a compatible patch.
