Rubber roofing for the garage, porch and deck roofs of Great Falls houses
EPDM is cured rubber, sold in wide rolls, and it suits small roofs where one big sheet means almost no seams to fail. Great Falls is nearly all detached houses, so the roofs it suits are garage wings, porches, decks and sheds. It also covers where rubber is the wrong answer.
Why a small roof suits a big sheet
The seams are where rubber roofs usually fail. They are made with primer and tape rather than heat, and trade writers tie much of the seam trouble to dirt, talc left on the sheet, damp surfaces and rushed curing. The most reliable seam is the one you never make. Some makers roll EPDM wide enough that a garage or porch roof needs no seam in the open field, and that is the main argument for rubber on a small roof.
The sheet is a cured synthetic rubber, usually black, with no fabric reinforcement. It stays flexible in cold weather, and makers publish brittleness points far below anything a Virginia winter delivers. For a house off Springvale Road or Walker Road, that cold-weather flexibility is a practical plus.
Repair or replace: read your own roof
- If the damage is one cut or one lifted seam and the sheet is otherwise supple, a patch with primer and tape is the usual answer, provided the insulation below is dry.
- If seams are lifting in several places, the sheet has become hard or the roof sags where water stays, expect a recommendation to replace it.
- If the ceiling below is stained but the surface looks fine, the leak is probably at a wall flashing, a drain or a vent boot, and the fix is at the detail.
- If the sheet pulls tight at the wall, shrinkage is at work, and the edge termination needs a look before it tears free.
Repairability depends on age and condition, and no one can judge it from a photograph alone. A moisture survey is the usual test for wet insulation, and it is worth doing when the stain pattern suggests water has traveled.
Where rubber is the wrong answer
Greases, animal and vegetable fats, mineral oils and petroleum products attack rubber, and one major maker tells installers to keep them off the sheet entirely. A roof that catches oily exhaust or drips from a cooking vent belongs to PVC instead. A roof people walk across daily is another poor match for the thinnest sheet, and any roof where you want a bright white surface needs a white EPDM product or a different membrane, since standard black rubber is not a cool roof.

Two typical Great Falls rubber roofs
A one-story garage wing, about 450 square feet
The roof meets the main house wall on one side, and the old sheet has been patched near the downspout. Ceiling stains show in the room next to the garage. We would test the insulation, replace any wet board, adhere a single 60 mil sheet across the field and flash up the wall with a continuous termination. The owner sees the old layers photographed as they come off, and gets a written note on what to watch at the gutter edge.
A covered rear porch over a deck, about 180 square feet
The roof is nearly flat and its seams have lifted at two corners. A limb dropped on it last year and scarred the surface, though it has not yet opened. We would cut out the damaged section for inspection, replace the deck boards beneath if they have softened, and install a 45 mil sheet in one piece. Because nobody walks on it, the thinner sheet is reasonable, and the owner receives photos of the corners before they are covered.
Storms, limbs and the county line
Connection Newspapers reported that wind gusts reached 60 mph over April 15 and 16, 2007, and that trees came down in Great Falls and McLean, including one across Utterback Store Road. A later wind event on March 14, 2023 closed Georgetown Pike at Miller Avenue when a tree fell on power lines, according to FFXnow. Neither report mentions damage to a particular roof, and we claim none. What they show is that limbs and lines are a real hazard, so after a storm, call your electric utility about wires first, then us.

The county puts roof repairs and chimney repairs on its permit list, so your exact scope should be confirmed with the county before work starts. Rubber Roof Questions From Great Falls Owners
Can one sheet of rubber cover my whole garage roof with no seam across the middle?
Often yes. One maker rolls EPDM up to 50 feet wide, another up to 10 feet wide with seam tape already applied at the factory, so a garage-sized roof may need no field seam in the open area. The edges, corners and wall flashings still carry joints. We measure the roof first and tell you where the seams will fall before we order anything.
There is a small split in my rubber roof near the gutter. Is that a repair or a replacement?
It depends on what surrounds the split. A clean patch with primer and tape suits a young, dry sheet. If the sheet is brittle, the seams are lifting in several places or the insulation underneath is wet, patching only postpones the bill. A moisture check of the insulation decides between a patch and a replacement.
Why does the rubber along my porch roof edge look pulled tight against the wall?
Rubber shrinks a little as it ages. One maker lists a typical change of about half a percent for a 45 mil sheet, and a limit of one percent. On a long run that is enough to pull at the wall flashing. Good detailing leaves slack and secures the termination, so a tight edge is a reason for us to look closely, not a reason for panic.
Do I need a county permit to replace the flat rubber roof over my attached garage?
Fairfax County guidance lists replacing roof shingles and under 256 square feet of roof plywood as work without a building permit, and lists roof repairs as permit work. A garage membrane can look like either, so the scope should be confirmed with Land Development Services first. If a lot of decking has to be replaced, that changes the answer, and it should be sorted out before work starts.
My garage roof has a slight pitch, so is it still a rubber roof candidate?
Often, if the pitch is gentle. The residential code sets a minimum slope of one quarter inch per foot for rubber membranes, and anything more than a gentle pitch moves toward shingles or metal. We measure the pitch on the roof rather than from the ground. If the pitch is clearly visible from the yard, shingles or metal usually suit it better.
