PVC roofing in Great Falls: a specialist sheet most houses do not need
PVC is a welded single-ply membrane that makers rate as resistant to oils and grease. On a Great Falls house that is seldom the deciding issue. This page is a short filter: three questions that tell you whether PVC deserves a look, and what to watch if it does.
Three questions before PVC is on the table
- Does anything greasy or oily land on this roof? A range hood or vent that discharges onto a low roof, or a cooking area close below it, is the classic reason. If not, the main argument for PVC falls away.
- Is the roof crowded? Skylights, curbs, pipes, vents and a chimney on one small roof mean many boots and corners. Some makers fabricate sections with factory-welded seams to cut the field seams, which is a real advantage there.
- Is the old roof hiding something PVC dislikes? Rubberized asphalt flashing and some insulation or bitumen contact can harm the sheet, so we find out first.
If the answer to all three is no, look at TPO or rubber before spending on the more specialized sheet.
Where a house roof meets these questions
Almost every Great Falls home, 99.3 percent by the census survey, is a detached house, so this is a house page and not an office page. The old sheet is rubber, and the flashing at the house wall looks like a black rubberized compound. We would remove the old layers, separate the wall flashing from the new sheet with metal, weld a 60 mil white PVC membrane and suggest that the vent discharge be moved away from the roof. The owner sees photographs of the compound being cut out, and the separation detail, before it is covered.

The old roof has seven patches, each around a different penetration, and every one has leaked at some point. We would consider prefabricated PVC sections with welded seams, new curbs for the skylights and a taller chimney flashing. The owner sees a roof plan showing every penetration, a written scope and a note that an inspection twice a year is part of owning any single-ply roof.
Who reviews a PVC roof in Great Falls
Great Falls is an unincorporated Census Designated Place, so Fairfax County Land Development Services is the building official and no town or city office is involved. The county lists replacing roof shingles as work without a building permit and roof repairs as work with one. A PVC job could read as either, so the exact scope should be confirmed with the county before work starts. A permit may still apply.

PVC Questions From Great Falls Owners
Is PVC worth considering on a Great Falls house, or is it really a restaurant roof?
On a house it is a niche choice. PVC fits where oils, grease or exhaust reach the membrane, or where a small roof is crowded with vents and curbs. For an ordinary sunroom or garage roof, TPO or rubber usually meets the need, and PVC is overkill on a roof with no grease or exhaust.
My kitchen addition has black rubbery flashing at the wall. Can PVC go next to it?
Not without a barrier. One maker warns that rubberized asphalt can draw the plasticizer out of flexible PVC, leaving the sheet brittle and prone to cracking. The usual cure is to separate the two with metal or a compatible sealant, or to remove the old flashing. We identify what is on the wall before we choose a membrane, because the wrong neighbor undoes the roof.
Why would a PVC quote ask what insulation sits under my old flat roof?
Because contact between PVC and some insulation or bitumen can matter, and each maker sets its own compatibility rule. Polyiso with a cover board is a common pairing, but that is a design choice, not a universal requirement. Knowing what is below also decides whether wet material must come out.
Why does a PVC roof still need a look twice a year?
Welded seams are strong, but the roof's weak points are drains, flashings and sealants, and leaves and debris collect there. One maker recommends inspecting at least twice a year and after each storm. For a house that means a short walk-through each spring and autumn, plus one after a bad blow, and a call to a roofer if you spot a lifted edge or a clogged drain.
Is gray PVC as good a cool roof as white?
No. One maker lists white PVC at about 0.87 initial solar reflectance and gray at 0.59, which falls below the 0.65 initial figure ENERGY STAR sets for low-slope roofs. Virginia's 2021 energy code does not require a cool roof in Fairfax County's climate zone, so gray is a looks-and-budget choice. We name the exact sheet and color rather than say all PVC is a cool roof.
