Metal roofing in Tysons: a niche for houses, sloped sections and entry canopies
Tysons is mostly apartments, condominiums and commercial buildings, and a metal roof is the wrong answer for a tall flat roof. About 18 percent of the area's homes are houses or townhouses, and that smaller group is where metal panels make sense.
Where metal fits, and where it does not
The census count for the Tysons area lists 1,369 detached houses and 1,424 attached townhouse-type homes among 15,436 homes. Some of those have real pitch to their roofs. The older single-family area people think of near Tysons is Pimmit Hills, which is a separate community next door, with houses mostly from the 1950s. That is a different market from the Tysons area itself, and the roofs there are not part of what we describe on this page.
Slope decides everything
Before anyone discusses color, someone has to measure the pitch. The residential code sets these minimums, and each product can ask for more.

- Attic ventilation and insulation, since a new roof does not fix a stuffy attic.

Warranties come in layers
A metal roof usually carries several separate promises: one on the substrate against perforation, one on the paint finish, and sometimes a weathertightness warranty from the maker or installer tied to how the panels were seamed. One maker lists a 25-year limited warranty on its Galvalume steel and finish terms running from 15 to 35 years by coating line. Those are the maker's documents and terms, not a lifespan. Can I put a metal roof on my Tysons townhouse, or does the association decide?
Check your covenants first. Townhouse groups can control roof color and material, and some own the roofs themselves. Get approval in writing before ordering panels. For the permit, ask Fairfax County Land Development Services about your scope, because townhome decking can be required to be fire rated.
Would standing seam make sense on a flat-roofed Tysons high-rise?
Generally no. Standing seam is a sloped roof, and even though the code allows it down to a quarter inch of rise per foot, products set their own minimums, and one snap-lock line asks for 3:12. A flat or nearly flat roof is the territory of membranes such as TPO or PVC. Metal belongs on pitched parts of a building, like a canopy or sloped entry.

Not automatically. Gusts around Tysons reached about 69 miles per hour that night, while Fairfax County designs houses for an ultimate wind speed of 115. How a metal roof performs depends on the deck, the clips and the tested assembly, and makers publish wind ratings per assembly, not per material. Do I still need ice barrier underlayment under a metal roof in Fairfax County?
It depends on the product. The residential code's ice barrier rule lists coverings such as asphalt shingles and metal roof shingles, and Fairfax County's table says yes. Metal panels are not on that list, so their underlayment follows the code's general rule and the maker's instructions. On a shallow slope or over a heated space we may still choose an ice barrier as a design decision.
Is a screw-down metal roof a mistake on a house near Gallows Road?
Not a mistake, but it needs care. Screw-down panels pass gasketed screws through the face, and heat and cold movement can loosen fasteners and age the washers. One panel line needs 3:12 minimum slope. They suit garages and sheds, and can suit a house if the owner will have fasteners checked now and then. Standing seam hides the clips and fasteners.
