Metal roofing in Wolf Trap: who says yes, and which panel fits the pitch
With about 5,400 homes, nearly all of them detached, Wolf Trap is where metal roofing is a question about a house roof. The material is not the hard part. The hard parts are the pitch of your roof, the panel that suits it and the short list of people who must agree. This page walks through each, in the order we check them.
The approval chain, step by step
- Your deed and any association. Association coverage varies from street to street. If your street has one, its approval should come before any materials are ordered.
- Fairfax County Land Development Services. Wolf Trap is unincorporated, and the county is the building official. Its published list calls roof repairs and chimney repairs permit work and replacing shingles permit-free. A metal re-roof on a house sits between those items, so the scope should be confirmed with the county and its answer decides the paperwork.
- The Architectural Review Board. It reviews only inside Historic Overlay Districts, and the county's list of fifteen includes none in Wolf Trap.
- Hunter Mill Road's byway. A 2002 act of the Virginia legislature made the whole length of the road in the county a byway. That is a road designation, not a zoning overlay on private houses.

Pitch is measured on the roof, and a house with a steep main roof can still have a shallow porch roof that needs a different panel. Standing seam hides its fasteners under the seams. Screw-down panels are fastened through the face with gasketed screws, and the long-term upkeep question is those screws: seasonal movement and aging washers are the usual reasons they loosen.
What a median year of 1980 means for a metal re-roof
The median house in Wolf Trap dates from 1980, which makes it about 46 years old, and 50.7 percent of homes were built before 1980. We have no data on roof ages. If a house still wears its first roof, that roof is old enough that the owner is already weighing replacement choices, and metal is one of them. A re-roof is also the moment to look at the plywood under the old covering, so we plan to inspect the deck whatever material goes on top.
On March 14, 2023, a wind advisory brought gusts above 50 mph, about 1,268 Dominion Energy customers lost power county-wide and Vale Road was closed between Hunter Mill Road and Stryker Avenue because of downed lines. The report mentions no roof damage. Metal does not change lightning risk either: the Metal Construction Association's bulletin says roof material does not influence the chance of a strike.

A 1980s house with a shallow porch roof and a steeper main roof
The main roof is about 26 squares and the front porch roof is a gentle slope over the entry. The shingles are worn at the edges. We would measure both pitches, run standing seam on the shallow porch section since lapped panels might be too flat for it, and choose between standing seam and screw-down for the main roof based on the owner's budget and appetite for fastener upkeep. The owner sees pitch readings in writing, a sketch of where the panels meet at the porch and the finish and substrate warranty papers from the maker.
A back-door porch roof that drops snow on the steps
The roof is a small shed form of about 90 square feet above a rear entry, and winter slides of snow and ice land on the steps. We would install standing seam with snow retention bars set above the door, check the gutter fastening below and tell the owner that Fairfax County's design ground snow load is 25 pounds per square foot, a county-wide figure. Whether retention is required on any given roof is a question for the county, not something to assume.
Getting the panels there
Long panels need room to unload, so the drive and the street matter before delivery day. The roads that matter here are Trap Road, Beulah Road and Towlston Road, with the Dulles Toll Road and Route 7 as the larger connectors. A state widening of Route 7 closed Trap Road at Route 7 in April 2023, with Towlston Road the detour, so current road work is worth checking too. Does Hunter Mill Road's byway status limit which roofing I can choose?
The byway designation applies to the road. A 2002 act of the Virginia legislature designated the length of Hunter Mill Road in Fairfax County a byway, which is a road designation. The county's design review board only covers Historic Overlay Districts, and the county's list has none in Wolf Trap. An association or deed covenant is a separate matter, so read yours.
My porch roof has only a gentle pitch. Will standing seam or screw-down panels work?
It depends on the number we measure. The residential code allows standing seam down to a quarter inch of rise per foot, lapped panels with sealant down to half an inch and lapped panels without sealant only at 3 in 12. A particular product may set a steeper minimum than the code, and we follow the stricter figure. Below it, a membrane is the safer material.
Will metal panels hold up when gusts top 50 mph, as in March 2023?
Wind performance belongs to the whole assembly, not the panel alone. Makers test assemblies in labs and publish uplift classes, which depend on the deck, the clips or screws and their spacing. Gusts above 50 mph on March 14, 2023 show the area sees real wind. Ask which rated assembly your roof would copy, and have it installed to that maker's instructions.
Are metal shingles treated differently from metal panels for ice protection?
In the code, yes. The residential ice barrier rule lists metal roof shingles among the coverings it applies to where a locality designates it, and Fairfax County's table says yes. Large metal panels are not on that list, so their underlayment follows the general rule and the maker's instructions. We tell you which category your product falls into.
Can new panels go over my old shingles?
Sometimes, never automatically. The residential code bars a new covering over one that is water-soaked or over a roof that already carries two coverings, and the panel maker's instructions add their own limits. We count layers and check the deck first. Many roofs are better stripped, because that lets us see the plywood and fix soft spots.
